The July 2026 Amelia Island–Nassau County single-family home market continues to move away from a pure buyers’ market toward signs of balance, giving strategic sellers more opportunities to make decisions.

Closed sales in July were down 3.1% from the same month last year. The median sale price was $470,000, a 5.8% decrease year-over-year, while the average sale price was $644,317, down 2.4%. Year-to-date, the median sale price is $505,000, down 2.0%. The median time to contract increased to 74 days, up 32.1% from July 2025, while the median time to sale reached 116 days, an 18.4% increase.

At the same time, 188 new listings entered the market in July, up 6.2% year-over-year. Pending sales also increased, with 148 homes going under contract, up 5.7%. Something positive may be happening! One month is certainly not a trend, but we think that there’s reasons to think that the trend will continue.

The condo market showed a different mix of activity. The July median condo sale price was $670,000, up 0.4% year-over-year, while the average sale price climbed 21.2% to $946,857. Pending sales increased 17.6%, while active inventory declined 22.8% to 122 units. With 6.8 months of supply, condos remain a buyer-friendly segment where pricing and property condition can play an important role.

For sellers, pricing and presentation are critical. Homes that are positioned well can attract buyers, while overpriced properties are not getting showings and are on the market longer.
